Mougins Countryside Villa is situated in a very quiet residential area in Mougins and is only a five minute drive to the shops, restaurants and galleries. Located in the beautiful Côte d’Azur countryside it is still only a 20 minute drive to the beaches of Cannes. Conveniently located only 26km from Nice airport (22 mins), it is also a perfect base for exploring the French Riviera. From Mougins it is only 7km (15 mins) to Cannes, 14km (23 mins) to Antibes, 32km (31 mins) to Nice, 53km (43mins) to Monaco, 86km (72 mins) to St Tropez.

Mougins is a charming medieval town, set on a height, with panoramic views of Cannes Bay and surrounded by the Valmasque Forest of pine, olive and cypress trees, which cover over 427 hectares. Mougins has 2 golf courses, tennis, squash, horse racing, swimming and over 40 restaurants and 20 galleries and art studios. Mougins is most famous for its gourmet restaurants and cookery school and holds its International Festival of Gastronomy in September. It is also famous for its art studios and galleries and even Picasso lived here for a short time.

The living room leads onto the west-facing covered terrace which is also very comfortably furnished with sofas and armchairs, a large coffee table and lights for evening entertaining. Here you can enjoy the magnificent countryside views and stunning sunsets in the evenings.

The villa has a fully equipped kitchen including an oven, fridge, stove, toaster, kettle, microwave, dishwasher, ice maker and full set of utensils and tableware. It is bright and spacious and located at garden and pool level and has ample cupboard space and work surfaces. There is also a back kitchen with an additional American sized fridge, washing machine and dryer. The dining room is located off the kitchen.

The master bedroom is located on the first floor and is bright and spacious with beautiful wooden floors. It has a queen-sized bed, ensuite dressing room and an ensuite bathroom with a full bath with a large shower. It also has a chest of drawers, bedside tables with reading lamps and a large mirror above the chest of drawers.

In addition to the master bedroom on the first floor, there is a second double bedroom and a single bedroom. The double bedroom has a queen-sized bed but can also be made up as twin beds. It has an ensuite bathroom and a view over the pool area and garden. The single bedroom has an ensuite dressing room and an ensuite bathroom.

On the second floor there is another double bedroom with a queen-sized bed. There is also a single room with an additional pull out bed if required. These two rooms share a bathroom.

There are 4 bathrooms in total. Three of them are ensuite and one is shared between the two bedrooms on the second floor. Three of the bathrooms are full bathrooms with bath and shower. They are all modern bathrooms with traditional style fittings and are beautifully tiled.
